How is DC4ME paid back?
Deferred loan: 0% second loan with no monthly payments; the agency pages do not say when it is due.
A deferred loan costs nothing each month, but the whole amount is due when you sell, refinance or pay off the first mortgage.
Who qualifies for DC4ME?
- Only for current full-time District of Columbia Government employees, including eligible instrumentalities, independent agencies and public charter schools.
- Household income up to 170% of area median income, at most $275,400.
- Only for first-time buyers (usually no home owned in the past three years).
- A credit score of 640 or higher.
- A homebuyer education course before you buy.
- It comes with the DC4ME reduced-rate first trust mortgage from DCHFA.
Most limits follow your county and household size. Our HUD income limits lookup shows your area's median income and where your household sits.
