You make no payments on a deferred loan until you sell the home, refinance or pay the loan off.

With a deferred loan you pay nothing each month. The full amount comes due when you sell the home, refinance or pay off your first mortgage.

Who qualifies for CalHFA MyHome Assistance Program?

  • To qualify for this program, your income must be under the CalHFA limits.
  • It's only for first-time buyers, which usually means you haven't owned a home over the past three years.
  • You'll need to take a homebuyer education course before buying.
  • You get it together with your first mortgage, either a CalHFA government (FHA) loan or a CalHFA conventional one.

Your county and household size set most of the limits. Use our HUD income limits tool to see the median income for your area and where your household falls.

How to apply for CalHFA MyHome Assistance Program

  1. Your application goes to one of the approved lenders, together with your home loan, because California Housing Finance Agency pays this help through them.
  2. Your lender compares your income, credit and the home to the program's rules, then reserves the money for you.
  3. At closing, the help is paid and covers your closing costs and down payment.
