Forgivable or deferred loan: either a 30-year 0% loan you repay when you sell or refinance, or a loan forgiven after 3 years (36 months).

A forgivable loan is written off once you have kept the home and its first mortgage for the years the program sets.

A deferred loan costs nothing each month, but the whole amount is due when you sell, refinance or pay off the first mortgage.

Who qualifies for My Choice Texas Home?

  • Household income up to 170% of the area median family income with an FHA, VA or USDA loan; county limits with a Freddie Mac HFA Advantage loan.
  • You don't have to be a first-time buyer.
  • A homebuyer education course before you buy.
  • It comes with a 30-year, low-interest mortgage from TDHCA's program.

Most limits follow your county and household size. Our HUD income limits lookup shows your area's median income and where your household sits.
