PHFA Grant: how does repayment work?
You don't have to repay the Grant, but it must go toward buying the home.
With a grant, the money is never repaid, provided you follow the program's rules.
PHFA Grant: who qualifies?
- For the HFA Preferred loan, your income must fall within the county limits.
- Being a first-time buyer isn't required.
- You take a homebuyer education course before buying.
- You get it alongside pHFA's HFA Preferred conventional loan with Lo MI.
- Purchase price: no limit applies.
Your county and household size set most of the limits. Use our HUD income limits tool to see the median income for your area and how your household compares.
PHFA Grant application steps
- The Pennsylvania Housing Finance Agency sends this money through its approved lenders. You apply through one of these lenders as part of your home loan application.
- The lender compares your credit, income and the home itself with the program's rules, then sets the money aside for you.
- At closing, the money is paid toward your closing costs and down payment.
On Pennsylvania Housing Finance Agency's page for PHFA Grant, you can read the rules in full and see if applications are open. You can also choose a lender using the agency's participating lender list.
PHFA Grant: ask a lender
Tell us where you're buying and a lender that works with Pennsylvania's programs can tell you whether PHFA Grant fits you, and what you could combine with it.
Prefer not to phone? Once you send your details, the lender will get in touch.
