Who can get Georgia Dream Loan Program - Choice?

  • A family member living with a disability must be in your household for you to qualify.
  • For 1 or 2 people, limits run from $101,700 up to $137,555; for 3 or more, from $116,955 up to $158,188, depending on area and household size.
  • Only first-time buyers: yes, though exceptions apply.
  • You get a 30-year mortgage at a fixed rate, either FHA, USDA-RD, VA or conventional, through a lender participating in Georgia Dream.

Applying for Georgia Dream Loan Program - Choice

  1. You apply through an approved lender as part of your home loan; the Georgia Department of Community Affairs sends this help through that lender.
  2. Your lender compares your income, credit and the home to the program's rules and sets the money aside for you ahead of time.
  3. At closing, the money is paid toward your down payment and your closing costs.
